The 10 Most Expensive U.S. Zip Codes of 2022

At the end of every year, it’s always interesting to peel through PropertyShark’s annual report to find out what the most expensive zip codes in the U.S. were. And, for 2022, the phrase “The more things change, the more they stay the same” seems to ring true.
While California continued to dominate as it also did in 2020 and 2021, nabbing the majority of the top 10 spots including the #1 rank, most other zip codes from last year also remain in play. You’ll definitely see a few newcomers on the top 10 list, however, so read on to find out which affluent areas managed to rise, keep their place, or plummet out.

Some key takeaways? Sagaponack, the only New York zip code in the top 10 last year and this year, rose to #2 while Boston, previously seated at that very position in 2021, fell completely out of the top 20. That’s largely due to how median prices rose dramatically in some affluent areas but took a major hit in places like Boston.
With sales prices rising in each of the top 10 zip codes this year, every zip code’s median closing price finished over $4.2 million compared to last year when every zip code in the top 10 finished above $4 million.

Overall, California makes up 70% of the 100 most expensive zip codes of 2022. But, east coast zip codes still hold their own. Lower Manhattan, Water Mill, and Amagansett zip codes all made the top 20 though their median home sale prices are nowhere close to Silicon Valley’s Atherton. Entirely in a league of its own, Atherton’s median closing price is approaching $8 million as it claims its sixth consecutive year as America’s priciest zip code.
Considering the way luxury markets started changing this fall and winter, 2023’s list could tell a very different story for the first time in years. We’ll just have to see how it shakes out next December.
